How it works

  1. Take the quick quiz

Five questions about county, income, buyer status, price, and credit. It takes about a minute.

  2. Talk with Greg's team, or keep learning

If you look like a fit, we confirm your income, credit, and the address you have in mind, including whether it sits in a targeted area. If not yet, we point you to next steps.

  3. Complete the program steps

MI 10K DPA requires a homebuyer education certificate of completion. The MI Home Loan lists a 640 minimum credit score.

Common questions

What is MSHDA?
MSHDA is the Michigan State Housing Development Authority. Its MI Home Loan is a mortgage product for first-time buyers statewide and repeat buyers in targeted areas. MI 10K DPA is the down payment assistance that goes with it.
What can the $10,000 cover?
Up to $10,000 toward down payment, closing costs, and prepaid expenses. It must be combined with an MSHDA MI Home Loan.
Do I have to pay it back?
Yes, it is a loan, but there are no monthly payments. Repayment is deferred until certain events, such as payoff of the first mortgage, the sale or refinance of the home, or when the home is no longer owner-occupied.
Who counts as a first-time buyer?
MSHDA defines it as someone who has not owned a home in the previous three years. Repeat buyers can use the program in targeted areas.
What is a targeted area?
A targeted area is one MSHDA lists with its own, often higher, income limit. It can be an entire county or specific cities and townships. Whether an address is targeted depends on the property, so we check it with you.
Whose income counts?
The program generally counts income for everyone 18 and older who will live in the home. We confirm exactly what counts for your household.
What if my income is over the limit?
Other loan options may still fit. Greg's team can walk you through conventional, FHA, and more. See Loan options.
Is education required?
Yes. MSHDA requires a homebuyer education certificate of completion for all homebuyers using MI 10K DPA.
