Your goal and your funnel

Closings needed is your volume goal divided by your average price. Each earlier step divides by the rate that follows it.

Lead: a new person who has asked for help or been referred to you. Appointment: a held call or meeting about buying. Contract: a signed purchase agreement. Closed: a purchase that reaches closing.

About the conversion rates: the three rates above are example starting points, not published benchmarks. We did not find a national study that publishes agent conversion rates step by step, so we left them as examples for you to replace with your own numbers. For context only, Inman reported on September 25, 2019 that MoxiWorks CEO York Baur said, "as T3 Sixty estimates, lead conversion rate sits sub one percent in our industry." That is a secondhand estimate, not a study, and sources define a lead and a conversion differently. Source: Inman, MoxiWorks launches new referral program, Intros.
